Tax Lien Investing
Commercial Equity Partners (CEP) is a thriving, growing company based in Delaware with an excellent reputation. CEP structures their tax lien investing packages to work much like a CD investment, but with much higher returns. Your investment with them provides a set, contractually guaranteed return that get higher depending on how long and how much you decide to invest. The investor's capital is used to purchase tax liens and is well secured since tax liens usually have a low capital-to-value ratio. They pay the agreed upon return regardless of how they perform. So unlike your mutual fund advisor that gets paid regardless of how your account performs, they are incentivized to be successful. We also like that these investments can pay monthly or be structured to pay at the end of the term, allowing for greater returns with additional compounding.
CEP caters to individual, not institutional investors. Their average investor invests $33,400 and they don’t take investments of more than a million dollars. That makes investments of any size important to them. 1. Tell us a little about you and your company.
Commercial Equity Partners is a commercial real estate investment company headquartered in Wilmington, Delaware. Our strong expertise in property acquisition, mortgage note trust deeds and purchase of property tax liens is highlighted by our commitment to quality, value, and client satisfaction. 2. Tell us about your real estate opportunity.
We offer a myriad of investment options from investments backed by mortgage notes and commercial and residential property tax liens. Our investments have typical maturities ranging from 1 to 5 years.
3. Where does your opportunity exist?
With our Tax Liens, we purchase tax liens from around the country on commercial and residential property, and hold these liens until we are paid by the property owner, a buyer of the property, the mortgage holder or, in 2.7% of the cases, we foreclose on the property to recoup our money and earn a windfall profit.
4. How long have you been offering this real estate opportunity?
Even before there was a Commercial Equity Partners, we had a vision of building a successful investment firm that catered to the smaller investor. In 2006, we began as a small limited partnership made up of two gentlemen, both with varied backgrounds in finance and real-estate industry. Since our inception, we have steadily grown into a small yet productive firm that is prepared to take part in a large expansion. In 2006 we started with a mere $1,000,000, and today we manage over $36,000,000 in assets. In 2008, we decided we had the necessary key ingredients to advance to our next stage, and formed into a formal corporate structure in the State of Delaware.
5. Does your opportunity help investors build long term wealth, immediate cash flow or both?
Both. Our investments can be set up to generate a monthly income or the investor has the option to compound their interest monthly generating an even higher APR on their investment.
6. Is financing available for your opportunity?
No.
7. Are there any special tax advantages?
If the investment is placed within an IRA, all current IRA tax protocol will apply. If the investment is not in an IRA, a 1099 will be sent to the investor on an annual basis.
8. Why is your opportunity ideal for self-directed IRA investing?
Tax liens are an excellent choice for IRA/401k and other long term retirement investing. The liens are a slow growth with steady fixed returns as outlined under state law from the state in which we purchase the liens. They are secured by real estate with a ratio of 12 to 1 to 30 to 1 in relations to collateral versus cost. Over a five year period there will be a cycle of at least 2 sets of foreclosures which the investor are able to share in the windfall profits.
9. How does your company make money?
For Tax Lien investments, we make money on the Yield Spread...the difference we acquire the Lien and the Fixed Rate of return we are paying the investor. In addition, we can earn windfall profits from the foreclosures that happen in 2.5% of the liens we purchase.
10 What type of results can investors expect with your opportunity?
