Do you ever wonder what happens if you don’t pay your property tax? Usually the county will issue a “lien” against your property that cannot be lifted until the taxes and resulting penalties are paid. Since the state, county and local governments depend on property tax revenue to provide services, these liens are sold at a government tax lien sale to investors. These sales allow the county to receive needed revenue by investors paying the taxes on behalf of the owner.

From here, the investor waits until the property owner pays the late bill. Most owners end up paying to avoid the government auctioning off their property...over 98% of owners do. Once the late bill is settled the government will contact you and pay you back the amount you originally paid plus interest - maybe over 20% Interest! Most tax liens settle in 1-3 years offering the investor a profitable return over a moderate time frame.

Tax Liens are a very labor intensive investment. The government tax lien sale process varies from state to state, even county to county within a state. The most important factor in investing in tax liens involves identifying the handful of liens you want to pursue within the giant pile of available liens. To become a successful tax lien investor, we recommend getting training from a proven entity or investing your money with a company that will do the legwork for you.
