1. Tell us a little about you and your company.
OCG Properties is an established real estate investment and financial services company having preformed nearly 100 transactions in the last 2 years alone. We help our clients on all aspects of investing, including all of the due diligence on each investment, the tax consequences, legal structuring, and a complete return on investment analysis. Not only is our team run by a Certified Public Accountant but we have in-house property management, a non-profit organization setup to teach our tenants financial education and our interests are properly aligned with our investors through our guarantees and syndication structures.
2. Please tell us about your real estate opportunity.
There are many real estate opportunities that exist with OCG Properties from multifamily investments, to syndicated investment deals, to single family homes and more. However, our primary investments are turn-key, fully renovated and tenanted single family homes in Memphis Tennessee and Indianapolis Indiana due to the huge upside potential in the economies in those markets as well as the high cash flow return on investment to our investors. 3. Where does your opportunity exist?
Our investments are primarily based in Memphis Tennessee and Indianapolis Indiana. We specifically chose those markets as our primary markets to invest in due to the positive economic indicators and low downside risk associated with those markets. We did an analysis on every major metropolitan area in the country evaluating the economic indicators in those markets such as population growth expectation, job growth expectation, the affordability index, the proper rent to price ratio and more. We did not just pick the markets out of a hat, we did significant research and stand by our market analysis.
4. How long have you been offering this real estate land investment opportunity?
We have been investing ourselves in Memphis and Indianapolis and helping our investors invest correctly for the last 3 years and are currently purchasing 5 – 10 properties per month in our markets. We believe in what we are doing and are investing all expendable capital into purchasing more investment properties in our market as well
5. Does your opportunity help investors build long term wealth, immediate cash flow or both?
At OCG Properties we believe investors need to BUY RIGHT. Our properties are turn-key with a tenant in place, the renovation done correctly and a conservative cash flow analysis done on the properties. Our properties come with 20% BUILT-IN EQUITY and immediate cash flow to our investors with a 15%+ cash flow return on investment expectation. They are all purchased in good neighborhoods for proper appreciation potential and they build great long term wealth and stability for our clients.
6. Is financing available for your investment?
Financing is available to our investors with a 20% down payment and a 700+ credit score. We prefer to have cash investors as it is a much easier transaction and there is less risk for our investors when investing with cash versus having a loan on the property. However, our projected cash flows are all positive even after debt service.
7. Are there any special tax advantages?
Income property can provide some HUGE tax advantages associated with tax depreciation on the property. We have many clients not paying any taxes on the cash flow they make due to the tax benefits of tax depreciation. In addition, we have a resource that can do a cost segregation analysis on each property which can significantly increase your depreciation deduction for tax purposes (depending on each person’s financial situation and specific tax implications).
8. Why is your opportunity ideal for self-directed IRA investing?
How would you like to grow your retirement portfolio tax free? Our investments are perfect for self-directed IRA’s as you can create a massive cash flow to retire off of. Building a real estate portfolio in your retirement accounts that produces positive cash flow can enable you to retire much faster than having to build your retirement accounts to millions of dollars in order to survive during retirement. Think about this, if you were to purchase 7 properties through our investment system you would have built a cash flow of close to $5,000 per month NET OF ALL EXPENSES (including a vacancy allowance and repairs allowance) and it would only cost you approximately $525,000 - $560,000. Can you retire off of close to $5,000 per month not including compounding your interest into new investments?
9. How does your company make money?
OCG Properties makes its money through our current cash flow investments, by selling off our inventory to investors and by various partnerships, joint ventures and syndicated investment structures we have in place. The goal is to make sure you leave enough room on the table for our investors to make a hefty profit as well. By taking care of our investors and making sure that they make money we make even more though our referral base and return investors. We know that if we keep our investors happy we do not have to dump money into marketing and it becomes a win, win scenario for both OCG and our investors.
10. What type of results can investors expect with your investment?
At OCG Properties we try and under promise and over deliver on every investment. We are conservative on our cash flow estimates and structure our investments so that our Investors capital is protected at all costs. You can expect that our investments will outperform expectations, there is proper communication throughout the investment and the proper documentation is in place. We also do a higher end renovation and preventative maintenance on our properties along with proper tenant qualification and we will provide professional service and tailor our investments to our investors needs.
